Pet Adoption Policy Agreement

This Pet Adoption Agreement ("Agreement") is made between Jennifer Holt of Bewitched Rattery ("Breeder") and You ("Adopter").

**1. Purpose of Adoption**  
The Adopter agrees that the rats are being obtained as pets only and will conduct themselves ethically.

**2. Return Policy**  
The Adopter agrees to return the rats to the Breeder if at any time they are not able to keep them. There is no refund for returned rats. An exchange may be offered at the Breeder's discretion.

**3. Care and Environment**  
The Adopter is responsible for providing humane care and a safe environment for the rats.

**4. Liability Disclaimer**  
Bewitched Rattery is not liable for any loss, damage, or injury caused by the rats.

**5. Temperament and Health**  
The Breeder is not responsible for changes in personality once the rats leave the rattery.

In the event that a rat or rats cause a bite resulting in a bleeding injury, the Adopter agrees to seek medical assistance and to contact the Breeder as soon as possible to return or exchange the rat(s). There is no financial compensation for travel expenses related to a return.

**6. Support**  
The Breeder offers support for the lifetime of the adopted rats.

**7. Closed Rattery Policy**  
Access to the rattery is restricted to protect the health of the animals.

**8. Reservation and Pricing Details**  
- Base price per rat: $45  
- Deposit required: $15 per rat  
- Payment methods accepted: Cash, E-Transfer, Paypal

**9. Delivery Policy**  
Delivery is only available within a 30-minute radius of Brantford, with fees applicable.

**10. Cancellations**

 If the Adopter cancels an adoption prior to pickup or delivery, the deposit may be applied to another rat at the Breeder's discretion, otherwise the deposit is forfeit.

**Governing Law**: This Agreement shall be governed by the laws of Ontario.
 
**Amendments**: Any amendments to this Agreement must be made in writing and signed by both parties.
